As COVID struck uncertainty in the hearts of potential sellers, many decided to hang onto their homes.
Causing inventory to fall to an incredible 106 homes by February, 2021.
And while it's fluctuated in the months since then, the general trend has been the same:
Inventory is falling.

As 2020 progressed, Windermere interest rates and inventory were in a race to the bottom.
While population and average price were on the rise.
And these trends haven’t changed.
As of February, 2021 interest rates were at a record-low 2.72% while prices hit $762,452.
For decades, cities like LA and New York have been home to the hottest real estate in the country.
Buyers and renters gladly payed big prices for small spaces - for the chance to live close to world-class amenities and points of interest.
But what happens when those amenities and points of interest close down?
As stringent COVID-19 restrictions forced business after business to close its doors, or at least cut capacity, those paying big to live near them started to ask themselves:
What's the point?
Meanwhile, thanks to a low cost of living and lax COVID restrictions, Florida was thriving.
It didn't take long for the immigration to begin.
Soon, a thousand people a day were crossing the Florida border to stay.
With many settling in Central Florida cities like Windermere.
And while vaccines and social distancing have helped us flatten the curve, cities like New York and LA have a long road to recovery.
If they ever recover at all.
All of which makes us confident in the following forecast:
Florida's growth is just getting started.
Studying long-term statistical trends can help us better understand what makes the market tick.
So now that you know how Windermere is doing in the present, and how it's forecasted to do in the future, let's look at the past:
With the Recession just around the corner, the Windermere market was showing signs of destabilization.
Such as a 10% drop in average price, and a 44.68% reduction in sales.
As the Recession began in earnest, we saw prices fall another 25.56%.
By the end of 2009, sales were up 66.78%.
As sellers tried to offload their shriveling assets before it was too late.
Things began to stabilize somewhat in 2010.
As the rate of reduction in average price slowed from 28.36% to 12.5%.
Then, in 2011, we got our first signs of hope.
As Windermere home prices rose 13.33% above 2010's year-end average.
Mortgage rates fell to 3.46% in December 2012, indicating more stabilization.
In 2013, driven by a 188-point drop in inventory, prices rose by 20.75%.
In 2014, they rose yet again, this time by just 5.62%.
2015 saw inventory drop again, down by 666 homes in December.
Driving up prices another 9.47% compared to 2014.
2016's stats looked a lot like 2015's, as inventory remained low at 8,590.
While sales rose 13.57%.
The Windermere housing market experienced further growth in 2017, with the statistics showing a 10.31% increase in average home price.
2018 was a slow year.
As sales dropped 20.46% from 2017.
But by 2019, they were back up again, with 25.23% more homes sold than in 2018.
As COVID-19 drove people out of struggling cities and over the Florida border, the Windermere housing market showed big gains.
With the average Windermere home price rising 14.58%, while sales climbed by 20.36%.
