To summarize, 2007 marked the start of a tough period for the Orlando real estate market.
Additionally, while the median home price in Orlando and Dr. Phillips remained stable, YoY property sales dropped by over 30%.
In effect, there was a significant property inventory surplus and Sell/List price differences were as low as 93%, which negatively impacted sellers.
Similarly, like in the previous year, YoY Dr. Phillips property sales remained low in 2008.
Since inventory levels were high, sellers had to compromise on lower sell prices. In fact, the Sell/List price difference remained the same at 93%.
It wasn’t all bad news, however. The end of the year brought an uptick in sales and peaked in December as the final month saw a 30% increase in sales.
To point out, 2009 was different from the two years before. In fact, it actually saw signs of growth for the Dr. Phillips real estate market.
In short, YoY sales increased by over 30% every month. Additionally, inventory was quickly taken off the market as demand rose.
Also, November’s results were astounding. The YoY sales increased by over 109% that month although the Dr. Phillips average home price remained unchanged at approximately $300,000.

In short, January through July saw a dip in YoY sales figures but the last quarter brought a slight recovery.
Despite this, inventory surplus amounted to over 10,000 in some months and the average Dr. Phillips home price saw no change.
In contrast, 2015 was another strong year for the Dr. Phillips property market.
For one thing, in the first three quarters of the year, YoY property sales increased between 8% to 40%.
Unfortunately, there was still a surplus of inventory consistently throughout the year.
By and large, 2016 was a year of fluctuations for Dr. Phillips home values, sales and other real estate statistics.
Altogether, YoY sales increased and decreased month to month, however sellers benefitted from a 97% average Sell/List price difference.
