COVID-19 didn't destroy every industry it touched in 2020.
Real estate, for instance, did surprisingly well.
To help us understand why, let's look at the Winter Park housing market statistics.
One of the most telling pieces of data was inventory.
Thanks to Orlando's growth, inventory had been on a steady decline since well before the crisis.
But in mid-2020, as the future began to look less and less certain, it plummeted.
What few sellers there were began to pull their homes off the market, causing inventory to drop 26.2%.
By February, 2021 there were just 147 homes on the market.
At the same time, as refugees from struggling cities like New York and LA sought better opportunities in Florida, sales started going up.
And when high sales meets low supply, prices go up.

As of February, 2021 homes in Winter Garden were spending an average of 54 days on the market (ADOM).
And while DOM has been creeping back up in recent months, that's more a function of the season than a weakening market; winter is always slow.
So we should start to see DOM decline again by the start of spring.

In a year of historic Winter Park housing market statistics, perhaps the most historic of all was the average mortgage rate.
Because as COVID suffocated the economy, the Fed sought to give it air by deflating interest rates early in 2020.
Fast forward to February, 2021 and rates sit at just 2.73%.
A new record.
Of course, as COVID cases start to go down, interest rates will start to climb again.

While COVID-19 ravaged sector after sector in 2020, the Winter Park real estate market remained strong.
Orlando's steady growth has been holding down inventory for years.
But with the advent of the Coronavirus pandemic, and the uncertain future it portended, what few homes were available started to decline even further.
By February, 2021 there were just 147 homes for sale in Winter Park.
And while inventory tends to fluctuate month by month, the overall trajectory seems to be telling us one thing:
Inventory just can't keep up with growth.

Winter Park in 2021 is a perfect storm for real estate investment. Why?
Because according to the housing market statistics, the average Winter Park house price is going up.
And what's more, this is the slowest time in the real estate sales cycle.
So, the rate of increase in price will likely rise as we move through 2021.
But perhaps best of all, interest rates are at record lows - just 2.73% as of February, 2021.
Of course, they won't stay that way for long.
As COVID vaccines start to restore normalcy, one of the first things that will go back to normal will be rates.

Heavy migration from COVID-wracked cities is driving up demand.
As are record-low interest rates.
While inventory is also at an all-time low.
Making the perfect environment for fast appreciation!
The statistics make a great way to look in on the market at any given time.
But by looking at trends, we can predict what will happen in the future.
So, what's the forecast for Winter Park?
Heavy growth for months, maybe years, to come.
Because even as we get a handle on COVID-19, the damage to cities like New York and LA has been done.
They may come back someday, but in the meantime, people from these cities will keep coming to Florida.
As of this update, they're coming at 1,000 a day, and many of them settle right here in Central Florida.
Where plentiful jobs, great weather, and a low cost of living are a paradise compared to much of the country.
Of course, with growth comes demand.
And with demand, value.
Looking at growth over the last year, we forecast the growth will continue well into 2021, and probably beyond.
But don't wait.
Interest rates are at an all-time low of 2.73%, but they'll be on the rebound sooner than later.
Florida has been growing fast lately.
According to the US Census Bureau, it’s currently the 5th fastest-growing state.
And due to COVID, the growth is accelerating.
Because with sunshine, open spaces, and plenty of jobs, Florida is becoming a promised land for people from struggling cities up north and in California.
Today, in fact, they're coming at a rate of 1,000 a day.
And they're going to keep coming.
Cities like New York and LA will take a long time to heal.
Until then, expect unprecedented growth in Florida and cities like Winter Garden.
Just as near-term trends show us how the future will perform, long-term trends help us understand how we got to where we are.
Let's take a look at the Winter Park housing market statistics over the years.
In 2007, as prices fell by 10%, and sales by 44.68%, realtors and investors started to worry.
At the end of 2008, prices fell an additional 25.56%.
The recession was in full swing.
Sales leapt up by 66.78% in 2009, as homeowners scrambled to sell off their assets before prices fell further.
While overall price declined in 2010, the rate of change was slower, at 12.5%, than in 2009, when prices fell 28.36%.
In 2011, we breathed a sigh of relief.
Average price was rising again, increasing by 13.33% over 2010.
As lenders gained equanimity, they lowered interest to 3.46%.
In 2013, a 188-point dip in inventory caused prices to jump 20.75%.
2014 saw more growth, as prices increased again by 5.62%.
A steep decline in inventory in 2015 caused yet more appreciation, as average Winter Park home price rose another 9.47%.
Prices didn't change much in 2016, as at 8,590, the inventory was almost identical to that of 2015.
Growth accelerated again in 2017, with the statistics showing a 10.31% increase in price over the year before.
However, in 2018, year-over-year sales fell 20.46%.
But 2018 was just a bump in the road.
By the end of 2019, sales were up 25.23% over the previous year.
Rather than slow Florida's growth, COVID accelerated it.
And we can see it in Winter Garden's housing market statistics.
As people migrated to Florida, prices climbed 14.58%, while sales increased by 20.36%.
Looking at the past 13 years' worth of data, we see a story dominated by growth.
And COVID accelerated it.
Therefore, we at Authentic Real Estate Team forecast that growth will continue well into the new year!
Not set on Winter Park just yet?
